Role Purpose

The role holder is responsible for supporting all matters relating to the physical aspects of the property including RDD, special projects, asset enhancement, design, operations and safety by supporting all functions to ensure that the property is opened, developed, maintained and administered at an optimal level in order to deliver a first class user experience for all stakeholders. The role holder is also responsible for ensuring a smooth tenant opening through effective RDD strategies and tactics, risk management relating to opening strategies, design matters, operational functions and leading the technical support functions of operational management which interface with the internal FM division.

Core Responsibilities

Responsible for leading DHAM’s tenant’s retail design and delivery function for fitout of Long Term and Short Term leased units by providing direction on technical inputs to the Tenants / consultants / contractor on all design, construction, and primarily site-based activities.
Responsible for approving design submissions, reporting defaults and violations on policies and regulations while providing direction and expertise in new retail stores development and redevelopment cycles
Manage and record project documents including but not limited to base built construction documents, Tenants Design documents, Tenants site activities and progress, necessary authority related documents
Review and monitor the Design Teams and contractor construction design processes, procedures and quality management plans thus ensuring distribution of all construction design information and documentation to all relevant parties;

Understand design and construction documents, Design criteria and provide technical support to tenant’s consultants / contractors while inspecting on-site tenants’ contractor’s work against approved technical drawings and programmers
Ensure business driven retail design solutions, on-site store delivery, and minimization of downtime in the income stream as a result of programmed openings
Oversee the review of all base build shop drawing/sample submissions and consult within the Projects Team and External Consultants, as appropriate, to ensure the design intent is being maintained for base build works
Responsible for overseeing the Long term and Short Term Leased Tenant Design and Fitout works of new and existing stores with regards to any civil, electrical, mechanical, plumbing and carpentry works
Responsible for providing oversight direction to ensure the timely completion of the design deliverables throughout all stages of the design and construction program 2
Provide overview on new project development particularly to Conditions of Premise to base build team / FM and oversee inspections and handover of base build units from projects (new development) and assets (operating assets)
Review and approve new project Lease Outline Drawings (LOD) issued by base build team
Manage, co-ordinate and control all meetings in relation to the construction design shop drawings of specialist contractors’ packages to ensure the overall design requirements are integrated into the Project
Improve Concepts / Redesign retail formats for the Concept in line with the customer, retail stores requirements and latest market trends. Ensure that all the designs and drawings are as per DHAM design standard
Provide expertise in detail development and assisting in researching products and systems that accomplish the design intent
Facilitate timely communication and coordination with tenant’s consultants / contractors to complete design drawings approvals
Identify / propose / implement cost reduction and improve services and be cost conscious within relevant area of function
Ensure selection of the right materials and architectural solutions that are durable, heavy duty and high-quality standard.
Design follow-up to achieve tenant mobilization within agreed timeline and resolve tenant issues raised within agreed timeline

People Manager

Provide leadership within the function, setting individual objectives, managing performance, developing, and motivating staff, provision of formal and informal feedback and appraisal – in order to maximize subordinate and departmental performance in the pursuit of the Department’s objectives.
