- Develop and manage the master urban planning guidelines, urban plans within the broader framework of the Zoning regulations and ordinance affecting land use, zoning, public utilities, community facilities, infrastructure and transportation to ensure feasibility of urban plans based on technical requirements and optimize land use of the zones in the assigned projects.
- Contribute to the accurate translation of the development concept and business plan into a master plan for the project and communicate with stakeholders for their requirements and support in the integration of the various stakeholders interests into the master plan.
- Provide inputs for the development of the project through suggesting creative and innovative alternate solutions for project design e.g. land use , GFA guidelines , re-development and develop urban master plans for the re-development of existing Projects and manage the process of obtaining approval to the plan at various stages from the DDA and Dubai Municipality.
- Manage the all Master Plans Modifications, review relevant items and coordinate with other disciplines to complete the modification process.
- Manage and update all Master Planning data bases and provide feed for other stake holders (Other Departments in DHAM, DDA, Dubai Holding, N25 and EO)
- Assesses the feasibility of proposals and identify necessary changes and recommend approval, denial or conditional approval of proposals based on the requirements by determining the effects of limitations on projects.
- Initiate the Design Brief, the Terms of Reference (TOR) used to define the Scope of the project to serve as a guide for Consultants and review the Consultants submissions for deliverables at various stages of the planning process against the initial plan to verify and if any deviations to recommend corrective measures.
- Review and evaluate technical proposals presented by the Consultants in co-ordination with engineers in the department and other related departments and the client and ensure the proposals meet the client requirements and business objectives.
- Recommend selection of the right consultants for the project – direct award or tendering of the project.
- • Provide support in identifying opportunities for providing urban planning in projects to optimize the land usage while maintaining a sustainable built environment and provide professional advice to planning officials on project feasibility, cost-effectiveness, regulatory conformance, and possible alternatives.
- Attend meetings to discuss proposed zoning changes and advise management on the development of infrastructure, public utilities, community facilities, infrastructure, and transportation based on the zoning changes for making informed decisions.
- Conduct field investigations, surveys, impact studies or other research in order to compile and analyze data on economic, social, regulatory and physical factors affecting land use in order to provide best fit solutions and suggestions.
